Construction of a new extra care scheme in Great Mongeham, Deal, in Kent is making great progress, with foundations for the new building laid at the beginning of March.
Orbit South housing association, working in partnership with Denne, a Bouygues UK company will build 81, one and two bedroom apartments, 19 of which will be available for shared ownership. Along with landscaped gardens, there will be a lounge, ICT suite and a treatment room, plus a café and hair salon, which will also be open to the public.
The land was made available by Dover District Council and Kent County Council to enable Orbit Homes to construct a replacement for the former care home which closed in 2011.
PRP Architects LLP, a leading specialist in the field of design for older people and those with special needs, designed the scheme. The new building will be light, airy and welcoming, with a number of sustainable features and low carbon technologies, including solar photovoltaic panels, a combined heat and power plant and the use of natural ventilation. This will enable it to achieve a BREEAM ‘Very Good’ rating and to exceed the ‘Lifetime Homes’ requirements.
It is next door to, and shares access with, Hornbeam Primary School. The development team is working closely with the school to minimise disruption and will be providing the staff and children with regular updates about what is happening on site. A competition is being held to give the children an opportunity to rename the development.
Maggie McCann, Development Director, Orbit Homes said; ‘’This flagship project is part of Orbit South’s plans to increase the number of affordable new homes available and this development will bring much-needed independent housing and care for older people in Deal. The building on Mongeham Road will be an asset for the local community being ultra modern, spacious and light, with a range of facilities that the public can also enjoy.’’
Cllr Sue Chandler, Dover District Council, Portfolio Holder for Housing & Community added; “Dover District Council is very aware that the numbers of older people living in its communities will increase significantly in years to come and is keen to ensure that they will have access to high quality housing that will enable them to live independently for as long as possible. The council is therefore extremely pleased to have been able to help enable the development of this exciting new housing scheme”. Graham Gibbens, KCC Cabinet Member for Adult Social Care and Public Health, said; "This is an exciting new development, which has been developed with the input of the local community, to provide quality, independent living for older people in Deal. Extra care housing gives people their own front door, fantastic on-site facilities, as well as the right level of care delivered in their own home. Residents will be able to live independently as part of the community, which we know makes a huge difference to the well-being of older people."
Nick Brown, Regional Director of Denne and Bouygues UK’s Housing team, said: “Community engagement will be a key element of the success of this project. As well as involving the primary school children, we have listened to local residents and have modified some elements of the design, including increasing the number of visitor parking spaces.”
